This document is an electronic record in terms of the Information Technology Act, 2000 and the rules thereunder, as applicable, and the amended provisions pertaining to electronic records in various statutes as amended by the Information Technology Act, 2000. This electronic record is generated by a computer system and does not require any physical or digital signatures.
This document is published in accordance with the provisions of Rule 3(1) of the Information Technology (Intermediaries Guidelines) Rules, 2011 that require publishing the rules and regulations, privacy policy and Terms of Use for access or usage of the domain name https://renteaseapp.com ("Website"), including the related mobile application available on Android and iOS (hereinafter collectively referred to as "Platform").
The Platform is owned and operated by TamilArasi Technologies, with its registered office at 192 4A2, Parananamanandal Road, Chengam, Tiruvannamalai, Tamil Nadu, 606701 (hereinafter referred to as "Platform Owner", "RentEase", "we", "us", or "our").
1. Acceptance of Terms
By accessing, browsing, or using the Platform, you agree to be bound by these Terms of Use, our Privacy Policy, and our Refund & Cancellation Policy. If you do not agree, please do not use or access the Platform. These Terms of Use may be modified at any time, and it is your responsibility to review them periodically. Continued use of the Platform after changes constitutes acceptance of the revised terms.
2. Description of Services
RentEase is a rental property management platform designed for landlords, property managers, and tenants in India. The Platform provides the following services:
- Property Management: Add and manage rental properties, track occupancy, and organise tenant records.
- Online Rent Collection: Automated UPI/card payment links sent to tenants via WhatsApp, with real-time tracking and digital receipts.
- Tenant Verification (KYT): Aadhaar eKYC and PAN verification powered by Cashfree Identity, with consent-based data processing compliant with the DPDP Act, 2023.
- Digital Rental Agreements: State-compliant rental agreement templates with e-stamp paper and OTP-based e-signatures for both landlord and tenant.
- WhatsApp Automation: Automated notifications including rent reminders, payment receipts, KYC invitations, agreement signing requests, and expiry alerts via WhatsApp and SMS.
- Multi-Role Access: Owner, Co-Owner, Manager, and Tenant roles with role-based permissions.
- Multi-Language Support: Available in English, Tamil, Hindi, and Kannada.
3. User Accounts & Eligibility
- You must be at least 18 years of age to use the Platform.
- Registration requires a valid Indian mobile phone number. Authentication is performed via OTP sent through WhatsApp or SMS.
- You agree to provide true, accurate, and complete information during registration and to keep your profile information updated.
- You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.
- One person may not maintain more than one account on the Platform.
4. Fees & Payment Terms
The Platform offers a free-forever base plan with unlimited properties and tenants. The following service fees apply:
- Online Rent Payments: A platform fee of up to 1% plus payment gateway charges of up to 2.5% is charged as a convenience fee. This fee is paid by the tenant on top of the rent amount. The landlord receives 100% of the rent.
- Tenant Verification (KYT): ₹100 per verification, paid by the landlord. Includes Aadhaar eKYC and PAN verification.
- Digital Rental Agreement: ₹1,000 per agreement, paid by the tenant. Includes state-compliant template, e-stamp paper, OTP-based e-signatures, and signed PDF delivery.
All fees are displayed in Indian Rupees (INR). We reserve the right to modify fees with prior notice on the Platform. Fees once paid are subject to our Refund & Cancellation Policy.
5. Online Payment Processing
Rent collection and service fee payments are processed through Cashfree Payments, a third-party payment gateway. RentEase acts as an intermediary facilitating the transaction and is not a payment institution, bank, or NBFC. By using the online payment features, you agree to Cashfree's terms of service. Payment disputes must be raised within 30 days of the transaction date.
6. KYC & Tenant Verification
- Tenant verification is performed through Cashfree Identity using Aadhaar eKYC (offline OTP-based) and PAN verification.
- By initiating KYC, the landlord confirms that the tenant's explicit consent has been obtained as required under the Digital Personal Data Protection (DPDP) Act, 2023.
- Aadhaar numbers are stored in masked form (only last 4 digits retained). Full Aadhaar numbers are never stored on our servers.
- Verification results are sourced from government databases via Cashfree Identity. RentEase is not responsible for the accuracy of data from these sources.
7. Digital Agreements & e-Signatures
- Rental agreements are generated using state-compliant templates currently supporting Tamil Nadu, Karnataka, Maharashtra, Delhi, Uttar Pradesh, Kerala, Andhra Pradesh, Telangana, Gujarat, and Rajasthan.
- e-Signatures are OTP-based (not DSC). Both landlord and tenant sign via OTP verification sent through WhatsApp.
- Signed agreements are provided as PDF documents and are intended to be legally valid electronic records under the Information Technology Act, 2000.
- RentEase provides the agreement generation tool and does not provide legal advice. Users are advised to consult a legal professional for specific legal requirements.
8. WhatsApp & SMS Communications
By using the Platform, you consent to receive transactional communications via WhatsApp and SMS, including but not limited to:
- OTP codes for authentication and e-signatures
- Rent reminders (before due date, on due date, and overdue)
- Payment receipts with attached PDF documents
- Tenant onboarding invitations
- KYC verification invitations
- Agreement signing requests and confirmations
- Agreement expiry warnings
These communications are delivered through MSG91 and are essential to the functioning of the Platform. Opting out of transactional messages may limit your ability to use certain features.
9. User Responsibilities
- Ensure all property, tenant, and financial information entered on the Platform is accurate and up to date.
- Obtain proper consent from tenants before initiating KYC verification or sharing their personal data on the Platform.
- Comply with all applicable Indian laws regarding rental agreements, tenant rights, and property management.
- Not use the Platform for any unlawful, illegal, or fraudulent purpose.
- Not attempt to reverse-engineer, copy, modify, or redistribute the Platform or its contents.
- Not misuse the WhatsApp/SMS automation features for spam or unsolicited communications.
10. Intellectual Property
The contents of the Platform — including but not limited to the design, layout, graphics, text, agreement templates, and software — are proprietary to RentEase and protected under applicable intellectual property laws. You shall not claim any intellectual property rights, title, or interest in the Platform's contents.
11. Limitation of Liability
The Platform and Services are provided on an "as is" and "as available" basis without warranties of any kind, either express or implied. RentEase shall not be liable for any indirect, incidental, special, or consequential damages arising from the use of the Platform. Our total liability shall not exceed the fees paid by you in the 12 months preceding the claim. We are not liable for any failure or delay caused by force majeure events.
12. Indemnification
You agree to indemnify and hold harmless RentEase, its affiliates, officers, directors, agents, and employees from any claim, demand, or action including reasonable attorney's fees, arising out of your breach of these Terms, your violation of any law or regulation, or your infringement of any third-party rights.
13. Account Termination & Deletion
We may suspend or terminate your account if you violate these Terms or engage in fraudulent or harmful activity. You may delete your account at any time through the Platform settings. Upon deletion, your personal data will be handled as described in our Privacy Policy. Pending transactions, agreements, or disputes may delay account deletion.
14. Third-Party Services
The Platform integrates with third-party services including Cashfree (payment processing and identity verification), MSG91 (WhatsApp and SMS delivery), and Google Firebase (cloud infrastructure). Your use of these services is subject to their respective terms. RentEase is not responsible for the availability, accuracy, or practices of third-party service providers.
15. Governing Law & Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of India. All disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts in Tiruvannamalai, Tamil Nadu.
